The short version

  • One name, two jobs. A pressurized water line beneath the slab can often be abandoned and rerouted overhead; a drain line has to be reached where it lies.

Under slab plumbing repair is two different jobs: a pressurized water line, which a plumber can usually reroute overhead, and a drain line, which has to be reached where it lies. That fork picks the route, and there are four: open the slab, reroute, tunnel in from outside, or line the pipe.

Supply lines and drains fail in different ways

A pressurized line talks to the water meter: EPA's check has you record what the register shows, sit through two hours with nobody drawing water, record it again, and read a changed figure as loss. A waste line carries no pressure, so the meter sits still however badly it is broken.

Drains announce themselves differently. A granted US patent covering protection for utilities below a slab, US 11,480,267 B2, describes soil movement shifting sewer lines "so that they no longer slope as intended", after which solids stop and sewage builds up. That is the applicant's own account, not a measurement, but it names the mechanism: drains fail by losing fall.

Four ways to repair plumbing under a concrete slab

Every under slab plumbing repair comes down to one of four routes, chosen by which line failed, how deep it sits and what stands above it.

Those 2025 pages disagree by multiples on the same job name, so treat the figures as starting points, and read every per-foot tunneling rate here as a Texas price. Nothing outside a buried waste line says whether it cracked, separated, rooted or lost its fall, so drain pipe repair under slab work begins with a look inside. HomeGuide prices a sewer camera inspection at $125 to $500 and says some plumbers waive the charge if the repair goes ahead.

The scale of a full replacement. Crown Leveling in San Marcos puts a complete under-slab sewer line replacement at $8,000 to $25,000 in its Texas tunneling guide. The page carries no date, so read it as one company's Texas framing.

Noting which fixtures drain slowly, and in what order, is the homeowner's part. Running a camera down a waste line is not. A drain that has lost its fall does not heal, so a slow fixture plus an odor is worth a call the same week, and the line on (800) 555-0142 is staffed around the clock.

Code rules for a pipe repair under a slab in a concrete foundation

Method is not purely taste. Under IPC 305.1, in the 2021 Alabama Plumbing Code rendering, metallic piping other than cast iron, ductile iron and galvanized steel may not sit in direct contact with concrete, and sheathing keeping them apart has to be plastic and at least 0.008 inch thick. Its residential twin, IRC P2603.3, adds that the sheathing must let the pipe move inside it.

What the UPC asks below the slab. UPC 609.3 tells installers to run copper tubing without joints where possible and to braze any joint that cannot be avoided, with wrought copper fittings. UPC 604.3 sets Type L as the minimum weight for copper water tube, allowing Type M only above ground or underground outside the structure. Both come from the Hawaii Plumbing Code 2021 rendering; check the edition adopted where you live.

What the code insists stay reachable is valves, not the pipe: IPC 606.3 keeps every full-open valve and shutoff within reach. Getting back to a buried run is part of the price on every route, so make any quote name the access method and who calls the inspector.

Tunneling: the access path and the backfill

Tunneling trades floor damage for excavation. The Crown Leveling guide describes a 3 foot by 3 foot access path, that company's size rather than a standard. Anchor Foundation Repair in Bryan, on a page updated September 8, 2025, prices by job size in three tiers: about $2,200 or less for 4 feet of tunnel or less, $4,500 to $7,000 for 8 to 15 feet, and $24,000 or more for 60 feet or more covering the whole under-slab drain system.

The same page prices one hall bathroom separately at $3,000 to $5,000 for tunneling and backfilling in that firm's own corner of central Texas: a worked example, not a fourth tier.

What a tunneling quote leaves out. Anchor Foundation Repair states its estimated costs cover the tunneling only and "do not include the bill from the plumber for their part of the repair services." Two trades, two invoices: ask about the split before signing.

Putting the ground back matters as much as opening it. IPC 306.3 requires debris-free backfill in 6 inch layers, tamped until 12 inches of earth cover the crown of the pipe and brought up evenly on both sides. IRC P2604.4 bars a trench parallel to a footing from reaching into its bearing plane.

Outside work starts at 811. The Common Ground Alliance calls it the free national before-you-dig service and asks for contact a few business days ahead; the Railroad Commission of Texas states that in Texas that call is required by law at least two days before digging. Locators mark approximate positions only.

Who is licensed to open the ground

Licensing is state business and the fastest check a homeowner can run. TSBPE rule 367.9(a) binds the business: no Texas firm may advertise plumbing work or sign a contract for it without a Responsible Master Plumber behind it whose Master Plumber license is current. TSBPE sets that plumber's liability insurance floor at $300,000, a regulatory minimum, not a picture of what a given firm carries.

Rule 367.10(b) reaches the paperwork: page one of any proposal, invoice or contract carries four lines, none set smaller than twelve point:

  • the Responsible Master Plumber, named first and last
  • the license number that plumber holds
  • the phrase "regulated by the Texas State Board of Plumbing Examiners"
  • where to reach the board: mail, phone, website

A CSLB record is read for the C-36 classification; Oklahoma's Construction Industries Board flips a license to inactive once insurance lapses; Florida splits a certified contractor, good statewide, from a registered one, good only where the competency was granted. Where a homeowner has to stop

Nobody opens a tensioned floor before the steel inside it has been mapped. The Post-Tensioning Institute lists a hole made after the concrete cures among the ways these structures come to harm. The engineered order of work, set out in an ICRI bulletin based on PTI material and written for elevated slabs, is to scan for the strands with radar or other gear that leaves the slab whole, mark their run, and treat severing one as an engineer's design decision. On a house slab that means both a plumber's license and an engineer's signature before any concrete opens; whether your floor carries tendons at all is not a homeowner call.

Meter reading, photographs and a note of when the symptom started are safe. Breaking concrete, digging beside a footing and opening a waste line are not. EPA asks that wet materials be cleaned and dried inside two days, mold being the reason, which is why waiting costs money. Can a drain line be relined instead of dug up?
Sometimes, and the camera decides. HomeGuide prices cured-in-place lining at $90 to $250 per linear foot; HomeAdvisor lists $80 to $250.
Does the slab always have to be broken open?
No. Rerouting through walls and the attic leaves the concrete alone; HomeGuide puts that at $3,900 to $7,500 on average and calls it complex and time consuming.
How long does the work take?
HomeGuide says plumbers usually finish in 1 to 3 days, and warns it can stretch to several weeks where flooring or cabinets were damaged. Fixr, updated May 1, 2025, counts 1 to 3 hours of inspection labor and 2 hours to 3 days of repair labor.

Somebody licensed to plumb in your own state. TSBPE rule 367.9(a) keeps a Texas company out of plumbing contracts entirely without a Responsible Master Plumber attached to it.
